Phuket Property Market and Real Estate Guide

(Phuket, Thailand)

The largest island in Thailand, Phuket has been a popular holiday destination for people from all over the globe since the 1970s. Attracting visitors with its tropical white sand beaches lined with palm trees waving in the breeze, many people find in difficult to leave Phuket behind and the island features a large expat community.

With high demand from buyers and renters from all over the globe, property on Phuket certainly isn't cheap, but it is more affordable than in many Western countries and luxurious accommodation can be found all over the island.

Naturally, houses and apartments that offer sea views are particularly popular. Some of the most desirable districts of Phuket include Patong, Kata and Kamala, while less costly accommodation can be found in Phuket Town, as well as Kalim Bay and Chalong.

Renting Serviced Apartments

Available in all districts of the island, serviced apartments are extremely popular on Phuket and are an excellent option for visitors who plan to stay here for a year or two, before returning to their home countries.

Serviced apartments come fully furnished and are modern units which usually feature spacious balconies, as well as additional extras such as shared swimming pools, laundry facilities and perhaps even a gym.

Buying Apartments and Houses

Purchasing property on Phuket can be rather tricky as strict and laws prevent foreigners from owning land. However, it is possible to lease land for 20 years and own any building on it. These days, forming a shell company to own land is considered 'dodgy' and also illegal, whatever you are told! Foreigners can own apartments in their own right provided that more than half the apartments in the building are owned by Thais, making this is a popular option.

While the real estate agents on Phuket are well versed in foreign property laws, it is advisable to also employ a lawyer to check over all aspects of the sale before the contracts are signed, to make sure that everything goes smoothly. Be very careful with your choice, though. Buying off-plan is also not recommended here.

Real Estate Agents

Most of the real estate agents on Phuket speak good English and are used to dealing with foreign clients. However, services and standards vary widely and it is best to take the time to check out the competition before contacting an agent, reading through their portfolios and checking for reviews from customers.
