Kefalonia Property Market and Real Estate Guide

(Kefalonia, Ionian Islands, Greece)

Kefalonia is one of the few islands of Greece that has maintained its own identity outside of its holiday appeal. In many ways, locals seem not even to notice the tourists who visit, which makes this a satisfying place to buy or rent property.

Most of the houses and apartments found on Kefalonia are relatively new due to a massive earthquake that wiped out the infrastructure in the 1950s. The beaches and countryside of this island are beautiful, and those based here enjoy cosmopolitan life in the cities and a strong sailing culture.

Real estate prices across Kefalonia have been affected by the recent financial crisis in Greece, but most investors are convinced that this will not affect the value of their long-term investments. Prices are slightly below normal right now, making this an excellent time to buy a home or condominium here.

Renting Serviced Apartments

Serviced apartments are available in the island's major cities, especially around Aghia Thekli and Fiskardo. Luxury offerings are easy to come by, with a full roster of amenities that include kitchens for self-catering, recreational facilities and more privacy than hotels can offer.

Most serviced apartments require a minimum stay, whether this is enforced through deposit or contract. Some complexes allow short-term occupancy, and in these cases the rate is comparable to that of a hotel. The services of most of these apartments are slanted toward visitors on holiday.

Buying Apartments and Houses

Kefalonia's cosmopolitan towns and cities are ideal places to rent an apartment or even buy a condominium, and residents can enjoy the idyllic Ionian Sea atmosphere without dealing with the touristy infrastructure. Away from the beach, it is possible to find traditional stone houses for sale at reasonable prices.

Greece is an easy place for foreigners to buy property, especially if they are from an EU-member nation. Buyers from outside the EU may have to secure the approval of a local government office, but this is generally simple to arrange using the services of a property lawyer.

Real Estate Agents

Finding a competent real estate agent is another solid step toward simplifying the process of buying a house in Kefalonia. There are several offices located on the north and west coast of the island. English-speaking agents are on the island, but the non-touristy atmosphere of Kefalonia means they are harder to find.
