Tampa Property Market and Real Estate Guide

(Tampa, Florida - FL, USA)

View of the Tampa skylineHaving long been a favourite retreat of 'snowbirds' living in the north, Tampa sees its population swell with retirees in the winter months. Yet the city appeals to a wide range of short- and long-stay visitors, many of whom come to enjoy major attractions such as Busch Gardens and nearby Disney World.

West Central Florida's biggest city features five main districts excluding downtown - the student-filled West Tampa, the largely residential South Tampa, the Cuban influenced Ybor City, the African American East Tampa and spread-out North Tampa, all of which offer easy access to Gulf Coast beaches.

Properties range from Harbor Island's exclusive waterfront apartments to Ybor City's historical homes. Some of the lowest property prices are seen in East Tampa and Lowry Park Central. The local property market has recently seen home prices stabilize, but condominium prices continue to drop.

Renting Serviced Apartments

Serviced apartments aimed at both corporate and leisure visitors to Tampa are available in many areas of the city, including Old Tampa Bay, the Westshore business district and Brandon. Many serviced apartments come with luxury facilities such as swimming pool, fitness center and business center.

Flexible leases make serviced apartments in Tampa an appealing option for mid-term visitors who don't want to commit to a year's rental contract. Regular apartments can be up to 50 percent cheaper than serviced apartments, yet good deals can be had on the latter for stays of more than a month.

Buying Apartments and Houses

Non residents in Tampa can acquire property without trouble, but they must pay a greater deposit than residents, usually of around 20 percent of the property price. They are advised to only make a purchase through a reputable realtor, along with the help of a property attorney.

While buying single homes is currently a good investment in Tampa, buyers should beware of purchasing discounted condominiums, as prices are on the decrease and owners may need to wait some time before seeing any return on their investments.

Real Estate Agents

Tampa has an excellent selection of realtors, many of which have years of experience in dealing with expat buyers and renters. While renting a property privately is an option, non resident buyers are not advised to close a deal without the assistance of a professional realtor and a property attorney.
