(Menorca, Balearic Islands, Spain)

View of Menorcan beachMenorca is a laid-back holiday island which caters to mostly European holiday makers. Blessed with plenty of sunshine and abundant natural beauty, this is a popular place to buy and rent property.

Many of the sea view properties for sale and rent on Menorca are on the pricey side. Some properties have private or restricted beach access and they tend to be spacious. Inland properties offer better value for money, but a further distance to go to reach the beach. In general, property prices on Menorca are closer in line with mainland Spain prices, rather than neighbouring Mallorca's steep property rates.

There are a large number of places on Menorca to settle, ranging from quiet fishing villages to vibrant seaside towns. Some of the most popular places to buy and rent property include the south coast resorts of Santo Tomas, Cala en Porter, Son Bou, Binibeca, S'Algar and Punta Prima, while Ciutadella on the west coast and the small fishing village of Fornells on the north coast are also favourites among expats.

Renting Serviced Apartments

Available in coastal towns and popular holiday spots such as Ciutadella, serviced apartments in Menorca are the first word in luxury. Complete with a wide range of amenities, serviced apartments are available at the top end of the rental pricing bracket.

While costly, serviced apartments have the benefit of coming fully furnished. Ranging from modern studios to large multi-bedroom apartments, Menorca serviced apartments include kitchens and shared amenities, such as swimming pools and beach access. Long-stay contracts are available and often incur a deposit.

Buying Apartments and Houses

A number of affordable apartments and villas can be found on Menorca. Expats often choose to purchase along the south coast, where the most developed beach resorts and best-equipped tourist amenities reside. There are no restrictions on foreign buyers.

It is important to remember that real estate agents are not lawyers and although they often offer legal advice, it is best to hire a separate lawyer to make sure that the transaction goes smoothly. In most cases, the buyer will have to pay an agents fee, which can be as much as ten percent of the cost of the property. However, this fee is often waived with more expensive properties.

Real Estate Agents

Choosing a real estate agent in Menorca who is both reliable and working for the interest of the client can prove to be something of a challenge, but those who persevere should be able to pick a company that suits them. It is best to take time to do this, reading customer reviews and asking advice from those who have completed the process before. Of note, there are agents in Menorca who speak English.
