Having slightly less appeal than Berlin, yet more so than Leipzig, Dresden is especially popular with those looking for cheap housing and apartments, and has a wonderful old town.

Dresden has all types of property available, from city centre serviced apartments to exclusive villas over the Elbe, houses with gardens, and inexpensive apartments in cheap high rises. The affluent Loschwitz and Weisser Hirsch districts are popular among well-heeled families, while Outer Neustadt has plenty of character and a wealth of apartments.


Prices in Dresden are around 30 percent lower than in the rest of Germany, although prices are on the rise and many of the cheaper housing projects are being torn down in favour of city beautification. Dresden Neustadt has cheaper housing than the old town, although nearby towns are also popular.

Renting Serviced Apartments

You can rent serviced apartments in Dresden on a monthly or yearly basis. They are advertised by number of rooms (zimmer), which includes bedrooms and living areas. A typical '4-zimmer' would be a two-bedroom property, with a dining room and a living room, for example.

Serviced apartments are in the minority in Dresden, with the majority being unfurnished in cheap high rises. However, classier high rises are going up all the time and you can have a fully fitted place at a fraction of the price of a Munich apartment. Going through a real estate agent (immobilienmakler) is the best bet.

Buying Apartments and Houses

Dresden is good value for money, as prices here are far less than those in any comparable city in the west and prices are set to rise. There are no restrictions on foreigners buying property in Germany, but you may have a tough time trying to secure a mortgage with a low deposit.

A suite of taxes and charges, as well as the estate agent's charge, will add on around ten percent of the cost of the property.

Going through an estate agent is a must, since property in Germany rarely has for sale signs. There are several estate agents in Dresden that come with English-speaking staff and decent websites. You should also contact a local lawyer who has a good command of English.
