View from Newquay cliffsWith the renewed interest in surfing and a number of excellent surf beaches located both in and around town, it is no surprise that Newquay has emerged as one of the most popular holiday destinations on Cornwall's north coast. Good rail links and Cornwall's main airport a short drive away means it has also become popular for weekends and short breaks from city life.

This resort town has long been favoured by the younger set, with numerous discos and bars, but it also caters well for families. The cost of property in town is higher than property in much of the area, with many houses converted into small hotels or bed and breakfasts. More recently, there has also been a rush to build premium-quality apartments and there is currently a surplus of stock, with the construction coinciding with the recession.


Typically, properties with sea views and private parking command considerably more money and they are far easier to rent out. While our love affair with the sea continues, Newquay remains well placed for recovery in the UK housing market, although short-term investment here is less attractive than it once was.

Renting Serviced Apartments

A number of operators provide serviced apartments, often furnished in a contemporary style, and prices generally double from low to high season. Much of this market is aimed at holiday lets, but the current surplus of stock means that rentals of six months or more for both furnished and unfurnished apartments can be negotiated.

A good proportion of Newquay's apartments are premium quality, so such rentals can be expensive and involve a sizeable deposit. Some serviced apartments are linked to hotels where you can use facilities such as swimming pools, although with great beaches usually only a few minutes away on foot, these amenities are a luxury rather than a necessity.

Buying Apartments and Houses

If you are look at purchasing property in Newquay as an EU citizen, there is unlikely to be any complications, although non-EU citizens will find it harder to secure a mortgage and are required to pay a 25 percent deposit on investment properties.

The usual property searches need to be done by the purchaser's solicitor/conveyance, as well as a valuation and survey if a loan is involved. There is also stamp duty, which kicks in at one percent of the value after the price exceeds £125,000. The vendor is responsible for paying the fees to the estate agency, which is usually between 1.5 and 2.5 percent of the price of the property.
