Jackson Hole is an expensive place to buy property, and while more affordable arrangements can be found, million-dollar homes are a regular fixture here. Future development is highly regulated, due to the fact that Jackson lies on the fringes of Teton National Park.


Listing prices have dropped recently, and some investors consider this a good time to buy property or sign leases in Jackson Hole. In this case, demand always outstrips supply, a fact which drives prices up over the long-run. Properties within Jackson Hole and to the west are the most expensive, while those to the north have lower average prices.

Renting Serviced Apartments

Jackson Hole attracts celebrities and corporate executives, and not all of them own discreet properties in the area. There is an excellent selection of serviced apartments here, catering to this upmarket set of travelers. Less extravagant options are also available in retirement and holiday communities.

Generally, serviced apartments fetch a premium in Jackson Hole, simply because there are not that many units available. As a rule, an apartment that comes with enhanced amenities and service is likely to offer excellent value for money, but will cost much more than a standard apartment. Time-shares and rental homes offer more competitive rates against hotels for guests staying a week or longer.

Buying Apartments and Houses

Modest homes under a million dollars (some under half a million) can be found north of Jackson Hole in the foothills of the Grand Tetons. These are typically on large tracts of land and may include extras, such as a horse stable. Prices triple in Jackson Hole city proper and in the ranch land to the west. Limited condominiums and rental units follow the same pattern.

Closing costs to buyers are low in Wyoming, both by US and international standards. Under normal circumstances, the buyer ends up paying less than 1.2 percent of the purchase price in title transfer, inspection and mortgage origination fees. Premium properties may incur higher fees, a possibility which is best checked against a local property lawyer.
