Oklahoma City Property Market and Real Estate Guide

(Oklahoma City, Oklahoma - OK, USA)

Downtown Oklahoma City pictureOklahoma City is the largest city in the five Plains States of central US. It is an important economic and political hub, offering a heady mix of cosmopolitan appeal and 'cowboyish' charm. This makes property in Oklahoma City a prized investment for regional buyers.

The central district is Bricktown, which has flourished under a recent revitalization campaign. Neighborhoods in Bricktown have hung on to their frontier atmosphere, and property values here have risen considerably in the past few years. Located directly north is Paseo, a bohemian community and popular place to live. The best selection of luxury rentals, condominiums and townhouses are to be found within the Village and Nichols areas - twin communities that lie northwest of the city center.

Recent investment and restoration projects are driving up prices despite the global downturn, and investors are optimistic about future prospects for Oklahoma City. It is certainly important to be cautious before making a major purchase, but savvy investors stand to make reasonable returns.

Renting Serviced Apartments

Serviced apartments are available in Bricktown, Nichols and the Village. They mainly target visitors on business who plan on spending long hours at the office or meeting with clients. Serviced apartments in Oklahoma City are usually fully furnished, and many include space for receiving guests or clients.

Prices are well above that of standard, unfurnished apartments. However, substantial savings over hotels are available for anyone staying more than one or two weeks. Some serviced units may require an upfront commitment before affording any discounts, but few enforce minimum stays.

Buying Apartments and Houses

Highly affordable single-storey houses are on offer outside of Oklahoma City, in communities including the popular neighborhood of Chandler. It is also possible to find large ranches in Agra and other parts of the countryside. These cost more than standard residential property, but include sprawling tracts of open land. Most of today's property buyers are more interested in centrally located offerings, as these are in high demand among renters.

When tallying up closing costs, count on spending three percent or more on finalizing the sale. Beyond this, another three to four percent can be attributed to mortgage costs and other miscellaneous fees. It is a good idea to hire a property lawyer and knowledgeable real estate agent to help streamline the somewhat complicated process of buying property here.

Real Estate Agents

There is no substitute for a real estate agent who is well-acquainted with local neighborhoods. Potential buyers are advised to shop around for the agent that can best represent their particular needs. If searching for property over distance, it is best to find a locally invested agent with a user-friendly website that can facilitate property searches and inquiries.
