Property in Asheville has really taken off in the last five years. Previously, this mountain community was a well-kept secret and property values were relatively low. They are on the rise, now, and the spate of new-build condominiums and apartments are attracting more out-of-towners than ever before.


With this in mind, the Asheville scene is liable to change in the next few years as commercialism sets in, but it is unlikely that home property values will do anything but increase. The finest properties are currently located north of the town center in Montford, with more mid-range properties in suburbs on the western side of the city.

Renting Serviced Apartments

A few years ago, serviced apartments in Asheville were unheard of. They are beginning to spring up now, mostly in planned communities of condominiums and luxury apartments. Many of these are assisted living communities that cater for retirees, but there are also units available to tourists who plan on staying on for a season.

These apartments offer nightly rates that are comparable to those of a regular hotel. However, serviced apartments are typically more spacious and include amenities like wireless Internet, work stations, laundry services and a kitchen stocked with appliances and utensils. Better rates may be available for stays of a month or more.

Buying Apartments and Houses

The most affordable one-bedroom apartments are west of the city center. This area has plenty of restaurants, shops and businesses, so residents don't have to venture into the city center for a simple errand run.

In the standard scenario, the seller pays six to nine percent in fees, with most of this going to the realtor. Buyers pay the recording fee, as well as the closing costs related to the title, and this usually works out to less than 1.5 percent of the purchase price on a typically priced home with a standard mortgage. This figure is below the national average, marking another incentive for home and property buyers in Asheville.

Finding a trustworthy real estate agent is important, especially if you are coming from outside the area and don't know much about the local neighborhoods. The recent boom in property values has led to an abundance of real estate agents in Asheville, and buyers would do well to take their time sifting through the listings until they find a reliable candidate.
