Taos is an unexpected bastion of culture and art, tucked into the Sangre de Cristo Mountains of New Mexico. This is a small community, but a healthy dose of bohemian atmosphere makes it an engaging place to live.

Property in Taos isn't especially expensive by national standards, though homes and rental prices here rank well above those found elsewhere in New Mexico. A single-bedroom home typically goes for a quarter of a million dollars in any of the central neighborhoods of Taos.


The bohemian, artists' colony atmosphere of Taos is a market stabilizer, and most investors feel that homes in town center will hold and gain value over the medium- to long-term. The recent financial turmoil in the US had a light effect on Taos, though not nearly to the extent that it did in more mainstream communities.

Renting Serviced Apartments

Serviced apartments are available in Taos town center, but there are not that many units on the market. Condominiums are much easier to find (whether buying or renting), and in some cases these come with the option of limited service. Relatively few travelers come here on business, so most of the serviced units cater for retirees.

Expect to pay at least double what you would for a standard apartment. The price difference affords in-room services, as well as access to shared facilities, extra floor space and, in most cases, a full kitchen. Signing a one- to three-month lease will most likely be a requirement.

Buying Apartments and Houses

The most affordable homes are a few miles north and south of the town center, but still firmly in reach of centralized facilities. Meanwhile, the most expensive homes enjoy a central location and spectacular views of the Rocky Mountains and the Rio Grande Gorge.

Closing costs in New Mexico, or all of the US for that matter, are gentle on the buyer. Title work and title insurance, along with flood certification, appraisals, inspections and loan origination, typically total under two percent of the sale price. This figure is only marginally above the national average.

Finding a seasoned real estate agent is essential, as the property market in Taos is still evolving. Currently, agents are plentiful in and around the town center. Some deal specifically with condominiums and rental properties, while others focus on private residences. If interested in a specific property, you can speak directly to the agent representing it.
