Omaha Property Market and Real Estate Guide

(Omaha, Nebraska - NE, USA)

View of Downtown OmahaLocated squarely in the middle of the US, Omaha is often overlooked by prospective home-buyers and renters. Homes are especially affordable here, and property values are beginning to rise again in the wake of the recession.

Despite the fact that this is the biggest city in Nebraska, Omaha a lovely place for nature lovers to live. Migrating Sandhill cranes, outstanding wildlife parks and an interesting zoo are all in the area. It is worth mentioning that property prices in Omaha tend to fluctuate, but they do see long-term gains.

The downtown district is the most attractive place for apartments and condominiums, many of which are housed in converted warehouses in increasingly trendy neighborhoods. Well-established neighborhoods are located in Central, while more expensive properties are found west of the center. Recently, the fastest growth is happening to the northwest of downtown.

Renting Serviced Apartments

Most of Omaha's serviced apartments are scattered across the suburbs closest to the city center, with a few swankier units immediately downtown, close to Elmwood Golf Course. Serviced apartments are also found close to Eppley Airfield, where they cater primarily to business travelers who are just here for a week or so.

Anyone looking for serious discounts in Omaha serviced apartments will only find them on a medium- to long-term basis, in which case a lease may be required. However, the value for money is excellent even in the short term, as these units typically have more space and better furnishings than hotels in the same price range.

Buying Apartments and Houses

Property prices across Omaha tend to fluctuate, though it is easy to overlook this given the low average prices of properties on the market. Investors speculate that Omaha could be one of relatively few cities that have definitely hit a price bottom, so prospects are good for new property buyers. Closing costs are low by both US and international standards, weighing in at a little over 1.4 percent of the purchase price.

The neighborhoods gaining the most interest right now are Sherman and the West Dodge Addition, with the latter achieving an explosive rebound in recent history. In general, the most expensive properties are in the suburbs west of the city center, but even these prices are low in comparison with most other large US cities. Even so, a few highly exclusive neighborhoods in Omaha combine to drive the citywide average upwards.

Real Estate Agents

It is a good idea to secure a knowledgeable real estate agent in Omaha, if only to avoid the pitfalls of buying into a neighborhood due to lose short-term value. Local realtors understand the fickle nature of properties in the US heartland, and they can advise you on the best investments.
