Fort Lauderdale Property Market and Real Estate Guide

(Fort Lauderdale, Florida - FL, USA)

Often referred to as the 'Venice of America', the vibrant city of Fort Lauderdale can be found in Southern Florida. Tourists flock here from all over the world to soak up the sun on the pristine beaches, sail yachts and take a boat down the extensive canal network that runs through the city.

The city therefore has a long history of 'winter residents', who come to escape the cold weather to the North, and then desert the city when the humid rainy weather of summer comes. There are numerous serviced apartments and duplex units for rent and a high turnover of property, as retirees and the wealthy continue to favour the city as a new or temporary home.

In recent years out-of-state visitors and immigrants have favoured the newer developments to the North and South of the city, such as Hollywood and West Palm Beach, leaving some of the neglected suburbs to drop in price. Other areas along the canalside to the North of the city center remain expensive and in demand.

The 'working class' suburbs, where full time residents (and Miami commuters) stay are located west of the State Highway. Anything closer to the city center or along the beachfront remains expensive. There are also many canalside properties, but mangroves can present a problem for house foundations.

Renting Serviced Apartments

Generally located on the coast and offering tenants stunning ocean views from their balconies and large picture windows, serviced apartments in Fort Lauderdale are an excellent option for those who like to stay in style. These are often in high demand during the winter season when 'yatchies' (crew) flood the marinas and prefer to stay on 'terra firma'.

While running to around twice the price of a standard apartment, the cost of serviced apartments usually includes all utilities, as well as local phone and cable along. These apartments also come fully furnished and include amenities such as en suite bathrooms, fitted kitchens and private beach access.

There is particular demand here for serviced apartments since Fort Lauderdale is a popular seasonal home for many. Many are located between the beach and intra-coastal waterway.

Buying Apartments and Houses

The property market is Fort Lauderdale is extensive and there is no problem with foreigners purchasing property. As well as the cost of the property, the purchaser will need to pay additional fees to cover aspects such as inspection fees, mortgage insurance, title insurance and stamp duty. Typically, these fees should come to between three percent and five percent of the property cost and need to be paid before the sale is made official.

Fort Lauderdale is considered a wealthy city in Florida and property doesn't generally come cheap. There are cheaper choices south and west of the city center and everything is quite accessible. Expect to pay a premium in this city, even though prices have fallen post-recession.
