Toulouse Property Market and Real Estate Guide
(Toulouse, Haute-Garonne, Midi-Pyrenees, France)
The pretty Garonne River flows through the equally attractive French city of Toulouse, which is home to almost one million residents. Property here is reasonably priced, as the city is neither close to the capital nor to the coast, and many home owners are based on the outskirts of Toulouse.
Toulouse is popular with university students, ensuring that there are endless cheap rentals available. Local architecture is full of culture and history, while there are many new and modern houses being built around Toulouse that attract families and business workers. Property is good value for money in the city and many non-students choose to purchase here rather than rent, due to the good prices.
As with many large cities, Toulouse is home to trendy bars and restaurants and much sought-after property, especially downtown and the northern suburbs of Arnaud-Bernard, Saint-Pierre, Amidonniers. Public transport is useful for those commuting in and out of the city centre by train or bus and crime rates here are positively low, making it an attractive city for foreigners to move to.
Renting Serviced Apartments
Renting a serviced apartment in the city is a fairly simple process, but available apartments can be hard to find, since many students who attend the old university in the city choose to rent off campus. Regular apartments are cheaper than serviced ones and not usually filled with modern facilities, although air conditioning is quite common.
A one-month deposit is required by the majority of landlords and anything over a yearly contract will see the rental price drop dramatically.
Buying Apartments and Houses
The majority of sales in France are done without the assistance of an agent, although for those who are not native French speakers, it is advisable to use an agent. Property in Toulouse can be purchased by expats without restriction.
The buyer of a property is eligible to pay around eight to ten percent in tax upon the purchase of a property - a figure that falls to three to five percent if the house is younger than five years old. A document known as a 'promesse de vente' (promise to sell) will be signed by both parties and once signed, the person making the purchase has a total of 11 days in which to back out of the deal.
Real Estate Agents
Although many French people shun real estate agencies in preference of private sales, any foreigner looking to invest in property here should find a reliable agent to conduct their purchase. The majority of agencies in the large city of Toulouse have English-speaking staff and can be found on the Internet.
