Bangkok Property Market and Real Estate Guide

(Bangkok, Thailand)

The capital city of Thailand, Bangkok attracts visitors from all over the world with its magnificent temples, picturesque parks and vibrant nightlife. Just about anything goes in Bangkok and a large number of visitors end up staying here, seduced by the rich culture and entertainment options.

There is a special sector of the realty market in Bangkok that caters to foreigners, and although some of the most expensive real estate in this part of Asia can be found here, property is still reasonably priced compared to that found in capital cities in Western countries.

The most sought after property can be found along the expat haven that is Sukhamvit Road, being within walking distance of the Skytrain. Property located along the Chao Phraya River is also in demand, as well as in the districts of Sathorn, Silom and Lumpini.

Renting Serviced Apartments

Serviced apartments can be found all over Bangkok and offer visitors a real taste of luxury. These apartments range from small studios to palatial apartments suitable for families. Furnished in modern style, most serviced apartments offer spacious balconies on which to stand and gaze at the city, as well as features such as air-conditioning, en-suite bathrooms and Internet access.

Buying Apartments and Houses

Although foreigners are restricted from owning land under Thai law, they can legally lease land for 20 years and own any building on it. Bangkok's real estate agents can help expats with this, but under no circumstances should you be tempted to form a company to purchase land. The current inclination is to lease land in the Bangkok suburbs, where there is plenty of affordable land available, as well as luxurious homes.

Foreigners are permitted to purchase apartments in Bangkok providing that less than 49 percent of the building's units are foreign owned. As the law regarding foreign land ownership can be rather tricky, it is best to enlist the services of a local lawyer in addition to a real estate agent, but be very careful who you choose.

Real Estate Agents

While there are a large number of real estate agents to choose from in Bangkok, they are not all experienced in dealing with foreigners, and it is best to look around for an agent who speaks good English and has a large portfolio. Most of the leading real estate agents in Bangkok offer websites for clients to browse through and you should search for comments and recommendations from previous clients before contacting an agent.
