Prices are admittedly high for both buyers and renters, but Cannes maintains a level of prestige and luxury that justifies the expense. The most exclusive property is at the coastal resort, with a price reduction available inland. Rental prices are especially high during the Cannes Film Festival (May) and from July to August.


Cannes is flush with wealthy residents, and the coastal area is lined with expansive villas, luxury resorts and attractive rental property. There is more sand here than in most cities on the Riviera, and the harbour teems with enormous yachts that look more like miniature cruise ships.

The highest prices are right here on the coast, though there are enviable properties away from the main resorts. A few miles inland is Mougins, where Picasso once lived. Property here is many times cheaper than beach villas in Cannes, but still enjoys centuries of history and a great location close to the coast.

Renting Serviced Apartments

Serviced apartments are widely available in Cannes, though there's little difference between these and the luxury villas operated by major seaside resorts in the area. They typically include premium furnishings, careful service and access to facilities such as fitness centres and swimming pools.

Many of the serviced apartments in Cannes are either on the coast or within a few hundred feet. Those that are essentially long-stay hotels don't usually enforce a minimum stay, while arrangements can be more specific when checking-in to a condominium-style serviced apartment. The latter offer discounts to patrons willing to sign a lease that lasts several weeks or months.

Buying Apartments and Houses

There are no restrictions against foreigners buying property in Cannes. In fact, the international dynamic is embraced, as it boosts property value and keeps the world spotlight on Cannes. The buyer is expected to cover applicable taxes and fees, and these usually total around 7.5 percent.

Apartments and houses in Cannes are best suited for those with a taste for haute fashion, fine dining and luxurious surroundings. There are other even more exclusive resorts along the Riviera, so this is not the most expensive stretch of real estate in the area, but only the affluent will be able to afford to purchase centrally located properties in Cannes.

Finding a real estate agent in Cannes can be daunting, because France allows properties to be listed with multiple realtors. Potential buyers may find themselves accidentally visiting the same property more than once, and with two different price tags attached.
